Seriously. Stop coming to Austin. You’re only going to make the traffic worse.
On average, 100 people move to Austin every day, and another statistic stated that those 100 people add 85 cars per day. Twenty percent of our total metropolitan population !!!error: Indecipherable SUB-paragraph formatting!!! . It routinely takes me an hour to drive the 15 miles downtown for a rehearsal. So go away. Better yet, don’t come in the first place.

When I was a kid growing up in a smallish Florida town , we were always inundated with snowbirds — many of who stayed permanently, overtaking all the locals by a huge margin . The “ I love NY” shirts got so bad, there was a local bumper stick that said “If you love NY, just take I-95 North”

Austin is growing up, not just out, but it desperately needs more public transit Austin’s Capital Metro was founded in 1985 with the goal of being a real urban mass transit system, but didn’t have a single rail line until 2010 (which is still the only one). Being dense is only marginally helpful if you don’t have efficient ways to get people around.

I drove the new toll road down from Pflugerville to the airport last weekend. When it’s finished it will be quite nice. Should have been built years ago, when the airport first opened. I’m waiting to see how the drive is using the free frontage roads. It looks like most of it will have bypasses for the cross streets.
They are building houses and apartments like mad up here in Wells Branch where I live. They build these city-sized apartment complexes with no consideration whatsoever for the infrastructure to handle all the added vehicles that will come and go from these complexes. The backups are already insane. And as I sit on MoPac at 6:00pm trying to go south, I watch the handful of cars who can afford the $10 toll go whizzing by in the express lane and realize that all of that construction on MoPac for all those years was never about relieving the traffic problems, it was always only about making money. Mobility in Austin is a shitshow right now.

I went to Austin for a work trip late last summer and damn was it full of people. A small college town that wasn’t small anymore.
It had been on my list of places to maybe live someday but not anymore. Not bad to visit, but won’ t live there.

One of the articles I linked said that, contrary to popular belief here in town, most of those coming aren’t coming from CA. They are coming from other large TX cities like Houston and San Antonio. Although, in a few years it will likely be one MSA that includes Austin and San Antonio. There used to be open country between the two cities. Not any more.

Texas, and Travis County in which the city resides, is a reliably blue place, even though the state government based in Austin is overwhelmingly red. It’s more about Texans not wanting to give up their cars. My wife takes a commuter bus every day, but my work doesn’t allow for it. I would if I could. Or if it were offered reliably.

A train that goes somewhere useful, like UT or the airport. We have a station very close to our house, but my wife, who works at UT, would have to get off at MLK and then take a bus to campus. As it is, the train is usually full of people from farther north by the time it gets here. Capacity is laughable.

Not bad? When I grew up there you could drive down 35 and there was green space between Austin and Pflugerville and then more before you got to Austin.
I remember getting McDonald’s in RR.
I also don’t live there any more, and stopped visiting friends as often because the traffic is worse than Houston. (Though some of that is just my perspective, since I’m comparing it to 20 years ago.)

We lived in Houston from 89-92 when I was going to grad school at Rice . I rather liked it back then. Even when traffic was bad, there was an alternate route you could take. That was back in the days before GPS and you had to buy a Key Map each year to figure out how to get to your gigs. That was also when there was open farmland between Houston and Katy.

if they were trying to sell at a higher than usual rate for the area. So I suppose you remodeled the right things.

I play in the Austin Symphony and Austin Opera. We had an opera rehearsal last night that started at 7:00 at the Long Center. I left my house at 5:30. Would have left earlier if I could. Now, I do like to get to the hall about 45 minutes early, but I had to shell out for the MoPac express lanes and it still took 45 minutes. ASO rehearsals start at 7:30, and that extra half hour can make a big difference. But it’s all hit or miss. Some days the traffic isn’t entirely horrible, then other days, for no apparent reason, it is just dead stop everywhere. I love Austin, but god, do I hate driving here. It just sucks the soul out of you.

I think that’s a nuanced deal. If you do a deluxe kitchen, spend $50k or more, you better hope the next family likes it. Whereas, if you like your current kitchen, save the money and sell for $20k less, maybe? I just can’t see making decisions about how to live in my home based upon what the next family might like, or what the Joneses think when they visit.

I generally don’t go downtown. My wife and I are too old and too tired and too much parents to hang out at the clubs. I go regularly to the south side of the lake (it’s really a river) because that’s where the symphony plays. I generally stay away from downtown unless I have a gig there.

Yeah, the train they have is so ridiculously small. And slow. And it has to travel such a long distance, it takes about as long as driving anyway.
I’ll be that guy: Austin needs to look to Portland for inspiration. They don’t have the best m etro in the world, but they have one that traverses rivers through its downtown areas, and complex urban landscapes.

I could say the same about DC, except I moved here a little under 2 years ago so technically I’m part of the problem.
M y commute is 5 miles opposite traffic because I work farther out from the city than where I live. I can make it from my driveway to ass in seat at my desk in 17 minutes if I hit all the lights right.
I put up with a moderate amount of insanity at my job, because of that commute, and no-deductible health insurance . If only property values weren’t so ridiculous here. Maybe I should move to Austin.

That particular one. But I don’t think that was built with Spanish money. The one near my house was. And talk about boondoggle. When they built it, they also built huge toll complexes, some with 20 lanes. And they knew full well that RFID tolling tags were coming. So now all of those complexes, along with the booths at every entrance and exit, sit empty.

If you’re not planning to sell and you’re happy with your kitchen you could keep it as is. However we’d regularly pay 30-50k to remodel an apartment’s kitchen including labor... but it varies entirely on how crazy you wanna go.
We’d add anywhere from 35-60k in value; unless it was custom made; then whatever we wanted. But for custom kitchens it’d have to be a very fancy apartment or a new one or else the expense would be barely noticeable.
An area homeowners in Mexico City usually overlooked was parking and common-areas amenities... unless the area had like, a fucking pool or a tennis court but we never delved in such large projects. In reality you just wanna stick out in order to get the best ROI; and nowadays that means checking the most boxes possible.
But I’d like to underline that the biggest added value was seen in the most competitive neighborhoods. Someone who lives in Austin; an area that might be experiencing quick land value appreciation, would benefit more from a new kitchen than someone that lives in lets say San Antonio. And it also depends; if you’re talking about gas burners and custom cabinets its a sure win; if you have something stupid like a teppanyaki grill its harder to find someone to appreciate it.

My house is a 60-year-old one-story wood-frame California tract house. It still has the original cabinets, made of Douglas fir, built on site. I stripped them and painted them a few years back, added a new felted vinyl floor, and painted. The original doors were plywood slab doors which I left off. So currently, no cabinet doors, though I started to make some Shaker-style doors, but lost interest and motivation for the moment. We also have old wood floors that are probably 40 years old. So when/if we sell, it’ll be time to decide what to do, but we’ll do a granular ROI analysis because if I were buying, I am a contrarian about most things, but I’d pay a little more, perhaps, to have a cleaner slate to work with and make things just how I like them.

The Phoenix Metropolitan Area population grew by people than Austin’s entire population in the last decade.
Having grown up here, it’s crazy to see how the areas where I used to ride quads are now in the middle of the city.
We have shitty public transit, but well designed roads. For being one of the biggest cities in the US, traffic here is great.

I imagine that if it’s an area as competitive as you say it is (I got lost in the thread but you said something along the lines of 800k) you might be looking more at an out-of-state market that wants everything done for them already... but I imagine that with that kind of appreciation you could sell it in any state for a magnificent margin... if you want to sell that is; otherwise as an appreciating asset, land is pretty certain if not sluggish compared to stocks and other investments
